Vermillion Villa is a finished home, developed, and offered directly by MANNOX UTAH, LLC.
Here you buy directly from the developer. The home is already finished, so there is nothing to imagine and nothing to wait on. The people who walk you through the purchase are the same people who designed and finished it.
Below is our sales and buying process.
1. The First Conversation
You reach the MANNOX UTAH team directly. There is no front desk and no handoff down the line. When you call, you are speaking with the people who built the home and know everything about it. Nothing here moves faster than you want it to.
2. Seeing the Home
This is not a model. It is the actual home that is for sale, finished and ready to walk. Stand in the kitchen, look out the windows, and picture an ordinary Tuesday here. We walk it with you and answer your questions.
3. Agreeing on Terms
When you are ready, we prepare the purchase agreement. It sets out the price, what is included, and the timeline in plain terms. The price is set by the developer and it is in writing for you to read at your own pace.
4. Reviewing the Contract
You are never expected to sign something you have not had examined. We provide access to a real estate attorney to review the agreement with you before you sign. If you would rather bring your own attorney, you are welcome to.
5. The Earnest Money
Your earnest money is not handed to us. It is held in a protected escrow account by the title company, the same neutral third party that handles closings on any home sale, and it is applied to your purchase at closing. You receive written confirmation of the amount and where it is held.
6. The Inspection
We encourage you to bring your own inspector. The home is new and built to current code, but it is always best to have it inspected. You are also welcome to walk the home with someone from the MANNOX UTAH team who can explain how it was built.
7. The Title Work
The title company handles the title, not us. They run the search, confirm the property is free and clear, and issue title insurance so the home becomes legally and cleanly yours. This is the same independent process behind any home purchase, with an agent or without one, and it exists to protect you.
8. Financing
If you are financing, you work with your own lender or one we can recommend, and they manage the appraisal and approval on their own schedule. We coordinate with them directly so the details do not fall to you. If you are paying cash, the path is shorter, and we walk it with you the same way.
9. The Final Walkthrough
If requested, before closing, you walk the home once more with us.
10. Closing
Closing takes place at the title company and usually runs about an hour. You sign the documents, your funds and loan are settled, the title transfers into your name, and the keys are handed to you. From there you drive to your new home and walk through your own front door.
11. After You Move In
Your home comes with a builder’s warranty, and beyond the paperwork, the people who built it are still here. An agent’s work ends at closing. Ours does not. A question six months from now reaches the same people you have had from the start.

None of this leaves you unprotected. As the steps above show, the safeguards that matter, the attorney review, the title company, the inspection, the escrow account, are all still in place.
Is it safe to buy without an agent?
Yes. The things that actually protect you in a home purchase don’t come from the agent. They come from outside parties: an attorney who reads your contract, a title company that runs the title and issues title insurance, an escrow account that holds your earnest money, and an inspector you bring in yourself. All of that stays in place whether an agent is involved or not. Buying direct takes away the middleman, not the safeguards.
Who represents my interests?
Your attorney reviews the contract on your behalf. The title company is neutral and works toward a clean transfer rather than for us. MANNOX UTAH’s role is to make sure you understand each step, not to move you toward a signature.
What does buying direct cost me?
Nothing beyond the home itself. There is no buyer’s agent commission built into the price. You pay for the home, your closing costs, and your own attorney or inspector should you choose them.
